Mechanical, Electrical & Plumbing (MEP)

The core engineering systems of any building. Access Grid manages HV/LV electrical distribution, DB panel maintenance, generator and UPS testing, plumbing systems, water supply and drainage — through scheduled PPM and 24/7 emergency response. All electrical works by certified wiremen and chargeman where required.

Air-Conditioning & HVAC

Full ACMV maintenance across all system types — split units, centralised chillers, AHUs, FCUs, cooling towers, and VRF/VRV systems. OEM-based PPM schedules, refrigerant management, water treatment for cooling towers, and energy optimisation through setpoint control and scheduling.

Fire Fighting & Detection Systems

Complete fire system maintenance — sprinkler systems, fire alarm panels, hose reels, fire hydrants, emergency lighting, smoke detectors, and suppression systems. BOMBA-compliant servicing with annual certification, quarterly testing, and 24/7 fault response.

High Rise & Facade Maintenance

Specialist maintenance for buildings at height — facade cleaning, structural inspection, rope access works, waterproofing, sealant replacement, and building fabric repairs. All high-rise works by DOSH-certified rope access personnel with full HIRARC documentation and PTW.

Civil & Building Works

Minor civil and building fabric maintenance — roof inspections and repairs, wall and ceiling repairs, tile replacement, floor maintenance, door and hardware servicing, roller shutter maintenance, and loading dock equipment. Keeping the building fabric in good condition protects asset value.

Lifts, Escalators & Specialist Systems

Coordination and oversight of lift and escalator maintenance contracts — ensuring statutory inspections are completed, DOE and JKKP compliance is maintained, and breakdown response meets SLA. Access Grid manages the contractor relationship so you don't have to chase your lift maintenance vendor.

What is the difference between Hard FM and Soft FM?+
Hard FM refers to all physical building systems — MEP, HVAC, fire systems, lifts, and building fabric. These are engineering systems requiring certified technical maintenance and statutory inspections. Soft FM refers to people-focused support services — cleaning, landscaping, pest control, waste management, and security. Both are components of Integrated Facilities Management (IFM). Access Grid delivers both Hard FM and Soft FM under one integrated programme.
How does Access Grid prioritise Hard FM maintenance across multiple systems?+
We use a criticality ranking approach — safety-critical systems such as fire suppression, electrical distribution, and emergency lighting are always given top priority. Business-critical systems that directly affect operations come next. Comfort systems are managed to schedule but deprioritised in a resource conflict. This approach is documented in our maintenance strategy and reviewed annually with clients.
Do your Hard FM technicians hold the required certifications for electrical and fire system works?+
Yes. Electrical works are performed by certified wiremen and chargeman holding valid ST (Sijil Teknologi) or similar certifications where required under the Electricity Supply Act. Fire system works are performed by BOMBA-registered contractors. High-rise and rope access works by DOSH-certified personnel. All contractor certifications are verified before deployment and maintained in our compliance register.
How are Hard FM records maintained for audit and compliance purposes?+
All Hard FM maintenance records — PPM completion, work orders, inspection reports, statutory test results, contractor certifications, and HIRARC documents — are maintained in our CMMS. Monthly reports are provided to client management. Annual compliance summaries are prepared for DOSH, BOMBA, and other regulatory inspections. Records are retained for a minimum of 7 years.
